"The Pre-Listing Inspection"

In recent years, the home inspection has been realized as a valuable tool for the home seller. Marketing your home can be a very stressful, disruptive ordeal. Often a home seller has little knowledge of the marketable condition of their home. A small, easy to fix problem may not change a potential buyers mind, but too many small problems may break the deal. A Pre-inspection could prevent any surprises or disruptions during ownership transfer of your property. 

A typical inspection includes:

  • Basement, foundation
  • Roofs, vents, gutters and other downspouts
  • Skylight, chimney and other roof penetrations
  • Decks, steps, porches, walkways and railings
  • Grading and drainage, water penetration and foundation movement
  • Heating and Cooling Systems
  • Visible water lines and heating systems
  • Interior plumbing systems and fixtures
  • Drainage sump pumps with accessible floats
  • Electrical service and meter box
  • Main disconnect, electrical panels, breakers and fuses

  • Evaluation of the physical condition: the structure, construction and mechanical
